Ik wil een huis kopen voor mijn kind: wat zijn de (financiële) gevolgen?

Welke gevolgen heeft de aankoop van een huis voor het kadastraal inkomen en voor de tegemoetkoming van je kind? 

Stel: je wil een huis aankopen voor je gehandicapt kind. Hij/zij gaat daar zelf inwonen. Heeft die aankoop invloed op het KI (Kadastraal inkomen) en met een eventuele verlaging van de IVT – IT (inkomens vervangende- en integratietegemoetkoming)?  

Antwoord:

Het kadastraal inkomen (KI) op zich wordt niet aangerekend. De wet bepaalt wel dat rekening gehouden moet worden met het belastbaar inkomen. Een woning waarvan je eigenaar of vruchtgebruiker bent en die je zelf bewoont (dwz dat je daar gedomicilieerd staat) daarvan heeft het KI op je belastbaar inkomen geen impact en dus ook geen verlaging van het IVT-I van je kind. 

Een woning die je niet zelf bewoont, daarvan zal het KI (en bijkomend met een verhogingscoëfficiënt) wel verschijnen op je aanslagbiljet personenbelasting en zal dus je belastbaar inkomen verhogen. 

Dit zal de inkomens vervangende- en integratietegemoetkoming wel doen dalen. Er worden echter wel vrijstellingen toegepast, maar deze vrijstellingen worden toegepast op alle belastbare inkomsten.  

Belangrijke toevoeging: Het KI van een tweede (of meerdere) eigendom(men) heeft wel invloed op de tegemoetkoming.
